How much does it cost to rewire a house?

House rewire costs can vary enormously by specification. A house rewire at the lower end of a budget may only want three double sockets, one pendant and one light switch in all liveable rooms, plus a basic kitchen installation, including four double sockets, electrical supplies for four appliances and an electric oven or hob and maybe an external socket and light may set you back as little as £3500+VAT.

 However, the more items that are added to the specification of the electrical rewire, the cost will go up accordingly. Regularly we install spotlights in bathrooms, hallways and bedrooms. The amount of socket outlets can vary too. some people would like to have five or six socket outlets in their bedroom and USB socket outlets next to their bedside units for charging their phones.

Oftentimes a rewire is completed whilst a kitchen renovation is being undertaken. And therefore a more bespoke electrical installation will be installed into the kitchen that can push the cost of the rewire higher. A more exclusive kitchen electrical installation will often have LED lighting to the underside of kitchen units, kickboards and plinths. additional supplies for electric hobs, electric ovens, hot taps, water softeners in hard water areas and designer chandeliers or spotlights.

However, a general rule of thumb, if you are looking at a standard specification of white plastic sockets, pendants and standard switches you can base the cost on £1500 starting price plus £1000 per bedroom. Therefore, a three bedroom house would be £1500, plus £3000 totalling  a ballpark figure of £4500+VAT.

 This is a good rule of thumb and when applied with common sense, can give you a rough estimate of how much your home rewire is going to cost.
